1.) Mutual Interview
The process begins when you contact me and we arrange a mutual interview to discuss you renovation, where you decide if I will be a good fit for you, and I find out if your project will work with my schedule. Topics to cover at this time include scope of work, scheduling, available budget, and your priorites for the job. After our discussion, I will take some time to gather measurements and examine the existing structure.
2.) Proposal
As the next step I present you with the proposal and we discuss it. It is possible that some changes may be needed at this time to increase or decrease the scope of the job so that it fits your desires and budget more precisely. A joint trip to local suppliers might also be needed to solidify material choices.
For more complicated jobs, it may also be necessary for us to have drawings prepared, either by myself or by an architect.
3.) Contract
Now it's time to finalize our commitment to one another. The purpose of the contract is to protect both the client and the contractor.
4.) Permiting
I will handle getting all the proper permitting from the town and will co-ordinate all the inspections needed throughout the project with the building inspector.
5.) The Job
The actual work begins. I take care of all coordination of suppliers and sub trades. Throughout the job it will be important to have a good line of communication. This will keep you aware of any changes to the scheduling and give me your input on any aesthetic or budgetary issues. Much of this will be in person or over the phone, but email can also provide a good record of decisions made. It is also a way for you to receive regular updates on job progress.
6.) Post Job Inspection
After the work is done to a point of significant completion, payment is due, minus a holdback amount. Once I have finished the work, we walk through the job together, and you release final payment.
7.) Warranty
Buildings settle and on occasion things need to be fixed. All work is warrantied for 2 years after the date of completion to ensure that any hidden problems have time to show themselves before I consider your job finished.
